Loan Mortgage Products

FHA Loan

 FHA home loans are loans backed by the government.  With a maximum financing up to 96.5% of the sale price. Allowing buyers to come with a minimum of down payment of 3.5% and those who may have lower credit scores to qualify for home loan.

  • You can qualify with minimum credit score of 580.
  • Preferred program by First-time home buyers and low-to-moderate income families looking for down payment assistance programs.
  • Allows for gifts by a family member and  contributions by seller, realtors/agent. 

Conventional Loan

  Flexible Options for down payment.


  • With a minimum of 5% down payment
  • Low interest Rates 
  • Customers can qualify with a minimum credit score of 620
  • Preferable for Investment and 2nd Home homes
  • Mortgage Insurance is based on credit score and can be waived depending on down payment amount.
  • Availability for purchase or refinance.
  • Gifts by a family member and seller contribution is allowed on purchases.

VA Loan

VA loans are  partially guaranteed loans by the Department of Veteran Affairs.  It can be used to purchase a property as a primary home or refinance and existing home.


  •  100% Financing available. No down payment!
  • Flexible guidelines and qualifying factors.
  • No private mortgage insurance required.
  • Customer can qualify with as low as 580 credit score.
  • Funding fee can be exempt depending on borrower eligibility.


Other Types of Financing

Home Ready & Home Possible

Home Ready and Home Possible is a new program available not only for FTHB but for current owners.

With financing available for up to 2-4 unit property with minimum down payment of 3 % to 5%. 

  • Available for low-to-moderate income borrowers.
  • 30 years fixed-rate mortgage for First Time Home Buyers available
  • Flexible financing for primary residences.
  • D.P.A
  • Condo Financing available

Non- Warrantable Condos Financing

Condo financing in  SFLA is riskier due to various factors.

Lenders are more particular about financing condos in SFLA, thus requires higher down payment for borrowers.

This can vary for condominium to condominium.


  •  Available for  non-qualifying mortgages,  Jumbos purchase or refinance.
  • ARM, 30 years fixed and interest-only options available.
  • Options for buyer with past credit issues, ex: Bankruptcies, shorts sales, foreclosures

Jumbo Loans

JUMBO Programs are the loans that are above  the conforming loan limit required by Fannie Mae/Freddie Mac.

Loan amounts can go as high as $3million.


  • Qualifying credit scores as low as 660
  • Starting with 10%  down payment
  • Reserves are required and will be determined upon loan to value and debt to income ratios. 
  • Primary residences, Second homes and Investment properties .
  • Options for 1st Time Home Buyers
  • Cash-out refinances with up to $350,000.00 back
