The first step is to get in contact with a mortgage professional and do a complete evaluation of your case. Every applicant is different and has their own  specific characteristics, thus guidelines can apply differently.

Helpful tips that can help you make sure everything goes right until closing:

  • Make sure you stay current  on all of you existing payments (ie. loan, credit cards and utilities) 
  • Avoid anything that might alter your credit such as a large purchase or deposits; changes on employment or adding a new debt.
  • Save all of your financial documents and monitor your credit score for any changes.


In order to do a prequalification, your loan officer will need:

-Copy of your Driver's License and Social Security Card

-Copy of the last two years 1040 form (filed) Taxes and  last two years W2/1099 forms

-Copy of the last 2 months of Bank Statements

-Copy of the last full month of paystubs (if applicable)

-Authorization to pull credit.


FHA or 203B Loan:  

FHA home loans allows First Time Home Buyers to make their goals possible.

  • By allowing buyers who may have lower credit score qualify for home loan. Cover customers with a minimum credit scores to qualify for a home loan. Scores can be as low as 500.
  • Accepts First-time home buyers and low-to-moderate income families.
  • Allows sellers, builders and lenders to pay some of your customer's closing cost.
  • Refinance option available for those with credit events (ie. bankruptcy , short sale, lower credit scores)


Conventional Loans:

Traditional Loan with Flexible Options:

  • Low interest Rates based on credit scores
  • Flexible minimum down payment options
  • Mortgage Insurance requirement dependent upon down payment amount.

VA Loans:
